Tucked away off the cobbled streets of Richmond, North Yorkshire is a hidden gem, Tate Studies. This detached dog-friendly holiday cottage is a peaceful haven that perfectly balances immediate access to the amenities of the market town, with lovely gardens and tranquil views of the river. It conveniently has an off-street parking space.

Swale House is a prominent building in Richmond and was once the home of a well-known educationalist James Tate. As Headmaster of Richmond School in the early 1800s, he was responsible for making the school one of the best around. His ethos of inspiring children rather than of harsh punishment was influential for the era. Under Tate’s son’s headship, writer Lewis Carroll boarded at Swale House in the 1840s and may well have taken inspiration for his future works...

Accessing Tate Studies from street level on Frenchgate, descend stone steps down to the charming front door of this Grade II listed detached property. Step into a light and airy kitchen flooded with natural light which perfectly illuminates the granite worktops and beautiful stone floor. Well equipped, the kitchen will cater to all your needs with a ceramic hob, electric oven, integrated fridge with icebox and dishwasher. There is plenty of storage for provisions as well as outdoor coats and boots.

If you are dining in, choose to eat at the kitchen breakfast bar or at the dining table that seats four. Up the oak stairs from the kitchen, the sitting room has two comfortable leather sofas to sink into. Put your feet up after a day walking in the Dales and enjoy your favourite show on the Smart TV. There’s also a DVD player for film nights and a Bluetooth speaker. You’ll stay toasty and warm whatever the weather with the underfloor heating through the kitchen and living room.

A few steps lead from the sitting room to the ground-floor bedroom with lovely garden views. Guests can take advantage of the ample wardrobe space and an en-suite shower room. There is a super king-size zip-and-link bed, enabling this bedroom to be a double or twin room to suit families and friends.

At the top of the stylish oak and glass staircase sits a beautiful double bedroom complete with en-suite shower. Original exposed beams add to the romantic feel, and the unusual period circular window offers lovely views over the garden. Plush linens and pillows encourage long lie-ins and breakfast in bed.

Both bedrooms offer their own television, bed linen, towels, a cosy throw, and a small selection of toiletries in each bathroom.

Beyond the doors of this wonderful character cottage you can enjoy uninterrupted views. A tall elegant French door leads out from the kitchen, here you will find a patio with table and chairs set above a large lawn. In warmer months guests can delight in picking apples from the tree whilst soaking up the mellow evening sunshine to the sound of the River Swale below.

An additional smaller patio with a table and chairs lies on the other side of the house and is a morning sun trap during the summer months. There is also a handy open bike shed.

On arrival, you will find a locally sourced welcome hamper. The modern kitchen includes a fridge with an icebox, dishwasher, and full kitchen inventory for a home-from-home experience. There is complimentary wi-fi throughout, and a mix of underfloor heating and wrought iron radiators.

One cot and one highchair are available on prior request at the cottage; the cot will be set-up in the ground floor bedroom.

There is one parking space with a permit for the car park across the road from Tate Studies. Additional parking is available around Richmond.

Tate Studies welcomes one well-behaved dog per booking. There are gardens at the property, though please note they are not enclosed. There is no barbecue.

There are steps leading down to the access property from the road and guests are asked to take care.

The cottage is set back from Frenchgate. Through a gate from the roadside, walk down the external staircase to the entrance door. Outside is a patio and seating for four to the front and back of the cottage. Enter through the kitchen, with a door out to the garden straight ahead of you. A few steps separate the kitchen and living room.

On the ground floor is a spacious bedroom, with a super king bed that can also be set as a twin. The en-suite has a shower, sink and basin, and there is plenty of storage in the bedroom.

The staircase leads up to the first-floor bedroom, with its own en-suite shower room. There is a king-sized bed, with some hanging and drawer space, and the attractive traditional porthole window looks over the garden. The top of the staircase is not enclosed, meaning that whilst private, this bedroom can hear noise from downstairs.

Please note this garden isn’t enclosed for families with young children or dogs. There are steps leading down to the access property from the road and guests are asked to take care.

In The Area

Tate Studies is located on Frenchgate in the bustling market town of Richmond. There are many cafés, restaurants, pubs, greengrocers, convenience stores, a fantastic Saturday market, and plenty of shops to enjoy a stone’s throw from your door. The Georgian Theatre, surviving in its original form, is amongst the oldest in the UK and runs a busy programme of plays as well as tours of the building. Art collectors will enjoy Lucy Pittaway’s gallery and shop, an official Tour de Yorkshire artist whose work is Yorkshire-themed. We also recommend a visit to the ancient Richmond Castle, as well as to the Green Howards Museum where you can learn about the history of the illustrious regiment.

With many beautiful walks on your doorstep, Tate Studies is the perfect self-catering accommodation for exploring the Northern Yorkshire Dales. Paths run along the riverside from Richmond Falls down to The Station; this converted Victorian railway building houses an award-winning bakery, two cinema screens, café and brewery. The Coast to Coast path veers through Richmond, so why not take in a 10-mile stretch yourself and head across to Reeth.
