      30 Frenchgate is a three-floor Georgian townhouse in a fantastic location in Richmond, North Yorkshire. There is a modern farmhouse-style kitchen, and across the double-height hallway, stairs lead down to the dining room and sitting room. Both rooms are light and look out over the large garden and fantastic views. The garden is set over three levels, with the BBQ and table and chairs on the first level outside the sitting room, looking over the valley beyond. A staircase leads to the hot tub, which has steps to access it. On the third level you have a pretty and colourful enclosed area full of plants and with a bench to catch the evening rays. The five bedrooms for this holiday home in Richmond are set over the first and second floors. The master bedroom is a zip-and-link which can be set as a super-king or twin bed, and there is a spacious en-suite bathroom. Bedrooms 1, 3, and 4 share the house bathroom, which has a shower over the bath. We want to ensure everyone looking for an accessible lodge has a comfortable and relaxing stay. Our more accessible lodges have step-free access and wide doorways for wheelchairs.     Alfresco Adventures work with small groups of our guests of all ages and abilities. It is sure to be a memorable day out, enjoying the Yorkshire fresh air and exploring the great outdoors in a new and exciting way, while within a safe environment. Most activities are three hours long. Alfresco Adventures is based at Boroughbridge Marina which is a 30-minute drive from most of our Yorkshire holiday homes. We can also arrange transport if needed, at an additional cost.

    Outside...

    Drive along the bamboo-lined drive, and under the arch into the large courtyard which comfortably parks 7-8 cars. The courtyard is gravel and a doorway on the left leads to the main entrance, near the hot tub and sauna area. These are in a spacious enclosed courtyard, with wooden decking surrounding the hot tub and the sauna which seats neatly in one of the buildings. There's a shower in this area also. To the rear of the house, steps lead out into the garden. This is large and grassy, with flora and fauna in borders as well as some apple trees. Before the fence, there is a small drop into a ditch that edges the lawn to watch out for. Please note for young families or pet owners, the garden is fenced but it is not securely enclosed. Ground Floor...

    The rooms are all large and light, with either wooden or stone flagged floors. There is plenty of storage and hanging space throughout. The sitting room, kitchen, hallway and cloakroom are all on one level. A step leads down to the bar through to The Old School Room, as well as steps leading down into the utility room. There is an open fire in the sitting room, and log burners in the kitchen and Old School Room.  

    Staircases...

    The staircase that leads from the ground floor upstairs to the first floor is wide. Please note that its shape makes it unable to take a stair gate at the top or bottom. There is a tall spiral staircase that connects the first floor with the second-floor bedrooms. There is a handrail and automatic nightlights for safety, and please note the steps are quite steep and a stairgate cannot be fitted between the floors.   First Floor... The master bedroom is large with wooden floors and a connecting large ensuite bathroom. There is a zip-and-link super king bed, that can be set up as a double or twin. There's a separate shower and a roll-top bath, as well as plenty of storage in floor to ceiling cupboards. Bedroom 2 has use of the shower room on this floor, there is a zip-and-link super king bed, that can be set up as a double or twin. Bedroom 3 has an ensuite with a shower over the bath. There is a zip-and-link super king bed, that can be set up as a double or twin.  

    Second Floor...

    All three bedrooms have zip and link super king mattresses, meaning they can be set up as a double or twin room. The bed bases are fixed, so for a twin set-up, the mattresses slide apart leaving a gap in the middle. Each of these three bedrooms is spacious with hanging and drawers, and a skylight window. They share a large shower room on this floor and have use of the shower room on the first floor at the bottom of the stairs.
      One cot and one highchair are available free of charge for families, on request. Unfortunately, this property is unsuitable for stairgates. Aquarius Rising is a luxury dog-friendly holiday home for up to two dogs, with an enclosed courtyard where the hot tub is, and plenty of walks over the surrounding fields and public footpaths.     yorkshire holiday cottage Austin is a single storey North Yorkshire holiday cottage near Richmond. The parking outside is lightly gravelled, with ample space for three cars. The living room and well-equipped kitchen are open plan, and there's a log burning stove stocked with plenty of kindling and logs to get you going. Step straight out to the walled garden where you will find the hot tub for the cottage, a BBQ, and wooden outdoor seating for alfresco dining. There are two spacious ground floor bedrooms with plenty of storage for your luxury break. Both have super-king beds that can be set up as doubles or twin beds; the flexible set up makes this an ideal country cottage for a romantic getaway or for a small group getaway. There is a shared bathroom with a bath and a shower overhead. There's also a further separate WC. Austin at Holly House Farm is a luxury dog-friendly cottage. The central walled garden is safe for the pooch, and there are many country walks right from the doorstep. Head to Richmond or the Coast to Coast walking route is not far away. Explore...

    Accessibility

    There are two steps up to the front door of this Yorkshire holiday cottage into the kitchen. The rest of the two-bedroom holiday cottage is on one level. There is a single step from the kitchen area out into the private courtyard. The ground floor bedrooms make this cottage well suited to guests with reduced mobility. For accessibility bear in mind the bath in the bathroom and the steps into the cottage at the front and central courtyard of the house. A shower seat and grab handles can be requested for the ground floor bathroom, and a ramp from outside for easier access. We can include a cot and a high chair free of charge in this holiday cottage, for a family friendly holiday in Yorkshire. Back to Austin

    large holiday home Dexter at Greenbank Barns is a luxurious large holiday home. Its size makes it an ideal house for large groups, and the ground floor bedrooms make it perfect for families with young children and more accessible for guests with limited mobility. There is a fitted stairgate at the top and bottom of the stairs. The large parking area outside the front of Dexter is on gravel, and a paved path runs around the side of the house and out to the garden. Through the garden, there are three steps that lead down to the outdoor log-burning hot tub. The floor to ceiling glass doors out from the living and dining room have a small lip but no step. Each of the four bathrooms has a bath and shower. Three have a bath with overhead shower, while the master bedroom's en-suite has a separate bath and walk-in shower.     Outside

    This luxury cottage in Dalton, North Yorkshire has a private driveway at its front, with a small step into the house. There is space for 2 cars, and a third car would need to be parked on the street. There is also an electric vehicle charging point on the drive for one car. The garden is accessed through a side gate, or doors lead out from the kitchen and boot room. The hot tub sits on the flag stoned patio between the kitchen and garden, and is a jacuzzi style with a set of steps into it. Beyond extends the lawns, with the outdoor kitchen, and seating for six at the far end of the garden.

    Ground floor

    Enter into the hallway and see the staircase ahead of you. Doors lead through to the dining room on one side and the sitting room and boot room on the other side. The dining room adjoins the living area which is where you'll find the log burner, and steps lead down to the kitchen which has a door leading out to the paved courtyard and garden beyond. The separate sitting room has a large sofa and a smart television. The boot room next door has a washer-dryer, as well as coat hooks and a bench to sit on when putting boots on for a good country walk. The cloakroom is a separate room, within the boot room.

    First floor

    On the first floor are three bedrooms and two bathrooms. Each bedroom has a king-sized bed, plenty of hanging and drawer space, a television, and a dressing table. Towels and robes are included for the hot tub. Bedrooms 2 and 3 share the house bathroom, which has a roll-top bath and a separate shower. The master bedroom is entered through a dressing room, in which is a small sofa bed suitable to a young child under 12 years old. Down some steps, the en-suite shower room is on your left and the bedroom extends beyond.
    Two well-behaved dogs are welcome at this luxury hot tub cottage; the garden is walled. One cot and one highchair are available on prior request at the cottage. The sofa bed in the master bedroom's dressing room is suitable for children under 12 years old; please ask for a z-bed during the booking process.     Holiday at Home - General Data Protection Policy.

    The EU General Data Protection Regulation (“GDPR”) came into force on 25 May 2018. The new Regulation aims to standardise data protection laws and processing across the EU, giving people greater rights to access and control their personal information. Holiday at Home needs to gather and use certain information about individuals. These can include customers, suppliers, business contracts, employees and other people the organisation has a relationship with or may need to contact. This policy describes how this personal data must be collected, handled and stored to meet the company's data protection standards, and to comply with the law. Holiday at Home is committed to ensuring protection of all personal information that we hold, and to provide and to protect all such data. We recognise our obligations in updating and expanding this program to meet the requirements of GDPR.
    Why this policy exists. This data protection policy ensures that Holiday at Home:

    -Complies with the data protection law and follows good practice. -Protects the rights of staff, customers and partners. -Is open about how its doors and processes individual’s data. -Protects itself from the risk of data breach.

    Data protection law. The Data Protection Act 1998 describes how open organisations must collect, handle and store personal information. These rules must apply regardless of whether the data is stored electronically, on paper or on other materials. To comply with the law, personal information must be collected and used fairly, stored safely and not disclose unlawfully. The data protection act is underpinned by eight important principles these say that personal data must:

    -Be processed fairly and lawfully. -Be obtained only for specific, lawful purposes. -Be adequate, relevant and not excessive. -Be accurate and kept up to date. -Not be held any longer than necessary. -Processed in accordance with the rights of data subjects. -Be protected in appropriate ways. -Not be transferred outside of the European economic area, unless that country or territory also ensures adequate level of protection.

    People, risks and responsibilities. This policy applies to:

    -The head office of Holiday at Home. -All branches of Holiday at Home. -All staff and volunteers of Holiday at Home. -All contractors, suppliers and other people working on behalf of Holiday at Home.

    It applies to all data that the company holds relating to identifiable individuals, even if that information technically falls outside of the data protection act 1998. This can include:

    -Names of individuals. -Postal addresses. -Email addresses. -Telephone numbers. -Any other information relating to individuals.

    Data protection risks. This policy helps protect Holiday at Home from some very real data security risks, including:

    -Breaches of confidentiality. For instance, information being given out in appropriately. -Failing to offer choice. For instance, all individuals should be free to choose how the company uses data relating to them. -Reputational damage. For instance, the company could suffer if hackers successfully gained access too sensitive data.

    Responsibilities. Everyone who works for Holiday at Home has some responsibility for ensuring data is collected, stored and handled appropriately. Each person that handles personal data must ensure that it is handled and processed in line with this policy and data protection principles. However, Holiday at Home Directors are ultimately responsible for ensuring that Holiday at Home meets its legal obligations. William Stephenson is responsible for:

    -Keeping the directors updated about data protection responsibilities, risks and issues. -Reviewing all data protection procedures and related policies, in line with an agreed schedule. -Arranging data protection training and advice for people covered by this policy. -Handling data protection questions from staff and anyone else covered in this policy. -Dealing with requests from individuals to see the data holiday at home holds about them. -Checking and approving any contracts or agreements with third parties that may handle the company sensitive data. -Ensuring all systems, services and equipment used for storing data meet acceptable security standards. -Performing regular checks and scans to ensure that security hardware and software is functioning properly. -Evaluating any for third-party services that the company is considering using to store and process data. -Approving all data protection statements attached to communications such as emails and letters addressing any data protection queries from journalists and media outlets like newspapers. -Where necessary, working with other staff to ensure marketing initiatives abide by data protection principles.

    General staff guidelines.

    -The only people able to access data covered by this policy should be those who need it for that work. -Data should not be shared informally. -When access to confidential information is required, employees can request it from their line managers. -Holiday at Home will provide training to all employees to help them understand their responsibilities when Handling data. -Employees should keep all data secure by taking sensible precautions and following the guidelines below. In particular, strong passwords must be used and they should never be shared. -Personal data should not be disclosed to under authorise people, either within the company or externally. -Data should be reviewed regularly and updated if it is found to be out of date. If no longer required, it should be deleted and disposed of. Employees should request help from their line manager if they are unsure about any aspect of data protection.

    Data storage. These rules describe how and where data should be safely stored. Questions about storing data safely can be directed to William Stephenson.

    -When data is stored on paper, it should be kept in a secure place where unauthorised people cannot see it. -These guidelines also appear to data that he usually stored electronically has been printed out for some reason. -When not required, the paper or files should be kept in a locked drawer or cupboard. -Employees should make sure paper and printouts are not left where on authorised people could see them, like a printer. -Data printouts should be shredded and disposed of securely when no longer required. -When data is stored electronically, it should be protected from unauthorised access, accidental deletion and malicious hacking attempts. -Data should be protected by strong passwords that are changed regularly and never shared between employees. -If data is stored on removable media such as a USB, these should be kept locked away securely when not being used. -Data should only be stored on designated drivers and servers and should not be uploaded to any on approved computing services. -Servers containing personal data should be cited in a secure location, away from general office space. (Currently not applicable). -Data should be backed up frequently. Those backups should be tested regularly in line with company standard back up procedures. -Data should never be saved directly to laptops or other mobile devices such as tablets or phones. -All servers and computers containing data should be protected by approved security software and a firewall.

    Data Use. Personal data is of no value to Holiday at Home unless the business can make use of it. However, it is when personal data is access and used to be at the greatest risk of loss, corruption or theft:

    -When working with personal data, employees should ensure that the screens of their computers are always locked when left unattended. -Personal data should not be shared informally. In particular, it should never be sent by email, as this form of communication is not secure. Data must be encrypted it before been transferred electronically. -The company IT contractor can explain how to send data to authorised external contacts. -Personal data should never be transferred outside the European economic area. -Employees should not save copies of their personal data to their own computers. -Always access an update the central copy of any data.

    Data accuracy.

    -The law requires Holiday at Home to take reasonable steps to ensure that data is kept accurate and up to date. -The more important it is that personal data is accurate, the greater effort Holiday at Home should put into ensuring its accuracy. -It is the responsibility of all employees who work with data to take reasonable steps to ensure that data is accurate and up-to-date as possible. -Data will be held in as fewer places as necessary. -Staff should not create any unnecessary additional data sets. -Staff should take every opportunity to ensure data is updated. For instance, by confirming a customer’s details when they call. -Holiday at home will make it easy for data subjects to update their information. For instance, via the online booking system. -Data should be updated as inaccuracies are discovered. From instance, if a customer could no longer be reached on their stored telephone number, it should be removed from the database. -It is the marketing manager‘s responsibility to ensure marketing databases are checked against in the streets of depression files every six months.

    Subject access request. All individuals who are the subject of personal data held by Holiday at Home are entitled to:

    -Ask what information the company hold about them and why. -Ask how to gain access to it. -Be informed how to keep it up-to-date. -Be informed how the company is meeting its data protection obligations. -If an individual contacts the company requesting this information, this is called a subject access request. Subject access request from individual should be made by email, addressed to William Stephenson at [email protected].  Individuals will be charged at £10 per subject access request the data controller will aim to provide the relevant data within 14 days. Holiday at Home will always verify the identity of anyone making a subject access request before handing over any information.

    Disclosing data for other reasons. In certain circumstances, the Data Protection Act allows personal data to be disclosed to law-enforcement agencies without the consent of the data subject. Under these circumstances, Holiday at Home will disclose the requested data. However, the data controller will ensure the request is legitimate, seeking assistance from the companies’ legal advisers when necessary. Providing information. Holiday at Home aims to ensure that the individuals are aware that the data is being processed, and that they understand:

    -How the data is being used. -How to exercise that right.

    To these ends, the company has a privacy statement, setting out how data relating to the individuals used by the company this is available on request.

    holiday cottage yorkshire Georgia is a three-bedroom dog-friendly holiday cottage at Holly House Farm, well-located on the edge of the Yorkshire Dales. Outside there is parking for up to three cars on a private driveway. From the parking, in a lightly gravelled area, up to the cottage front door are paving stones all on one level. Here at the front of the house, you will find outdoor seating and a BBQ. This is a walled garden and enclosed. To the rear of the cottage is the patio with the private jacuzzi-style hot tub. The hot tub has a step inside to use as you climb in, and additional hot tub steps are available on request. Please make sure children are closely monitored using this fantastic feature of the cottage. This area to the rear of the house looks out onto the woods, is fenced on each side for privacy. The kitchen, dining area, and living room are open plan and are all on one level. There's a large log-burning stove in the corner of the living area, stocked with plenty of kindling and logs to get you going. This luxury cottage has three bedrooms, each with super-king beds that can be set as doubles or twin beds. There's a ground-floor bedroom adjoining the kitchen. This has an en-suite shower room, with no step into the shower. Upstairs are two further spacious bedrooms, sharing a house bathroom which offers a bath with an overhead shower.

    Accessibility

    The ground-floor bedroom makes this cottage well suited to guests with reduced mobility, though not in a wheelchair. For accessibility bear in mind the single step into the cottage at the front of the house, and two steps down from the kitchen to the cottage hot tub at the rear of the house. A ramp is available, as is a shower seat and grab handles for the ground floor bathroom. A set of steps into the hot tub is available on request. At the bottom of the stairs is a fitted stairgate making Georgia well suited to a child-friendly holiday.     Harelands Farm parking is on a gravel driveway as you approach the property. A gate leads from the parking onto the patio at the front of the house, and the house is entered through the door into the sunroom dining area, up a step. Outside the garden, games room, outdoor dining and hot tub areas are all on one level. Inside, the kitchen is the heart of the ground floor of the house, with a large breakfast bar and kitchen island at its centre. There is a step down to the study and the sitting room beyond that. The door from the sitting room onto the patio is a single door width, with a lip to step over. The living room is on the other side of the kitchen, where the stairs lead up to the first floor. There is a retractable stairgate fitted at the bottom of the stairs, making this a more family-friendly and baby-friendly holiday home. Upstairs the bedrooms lead of a central corridor through the house. The two bedrooms at the end of the house both have en-suite bathrooms; the master bedroom has a bath and separate walk-in shower while the other bedroom has a walk-in shower. The well-equipped kitchen and dining area are open plan, connecting through to the living area where there's a log burning stove stocked with plenty of kindling and logs to get you going. Large French doors lead out from the living room to the front garden. This Yorkshire holiday cottage features four stylish bedrooms. There is a ground floor bedroom which can be set as a super king-size or twin bedroom. This has an en-suite bathroom with a walk-in shower making it suited to wheelchair users. Upstairs the master bedroom is the en-suite, with a bath and overhead shower. The further two bedrooms share a house bathroom, featuring a bath and overhead shower.     Accessibility

    There is a step up to the front door of this Yorkshire holiday cottage into the kitchen. For wheelchair users, a ramp is placed into the living room through the french doors from the front garden where the step is lowest. Please be aware the width of the doors does not make this country cottage fully wheelchair accessible. Henry's ground floor bedroom is well suited for guests with reduced mobility. At the bottom of the stairs is a built-in stairgate for families with children.     Outside & Gardens

    Once in the driveway, there is plenty of parking at the front of the property for the number of guests. The ground is gravel, with one step into the house. The external walkway that runs between the entrance door (the door leads into the boot room) and the pool in this holiday home is flagstoned. At the rear of the house, the large patio with the outdoor furniture is flagstoned. There are different areas within the garden on different levels, and the flat croquet lawn sits at the top of the bank at the rear of the house. Please note the grounds are not fully enclosed. The closest town is Thirsk, 6 miles away. Followed by Masham, 9 miles away.

    Ground Floor

    You will arrive into the large stone-flagged boot room entrance hall, which leads through to the kitchen, utility, back staircase, and tv room. This large more informal sitting room has an L-shaped sofa and additional bean bags, making it well-suited to afternoon movies and for the children to retreat to watch tv or play. The utility room includes a washing machine, dryer, and a Belfast sink and sideboard. Two steps lead up into the kitchen and dining area, which is well equipped for a self-catering break. There is a range oven, a dishwasher is built into the island, the floors are stone flagged with underfloor heating, and there is a gas fire by the dining table. From here full-height French doors lead out to the patio, and an unassuming door leads down to the cellar where you will find the gym, sauna, and steam room. The sitting room, which comfortably seats eight guests with a gas fire and hidden television,  and the study full of books and board games, lie off the main hallway beyond the kitchen. There is a ground floor cloakroom on this high ceilinged hallway also. The large, wide staircase leads to the first floor.

    First Floor

    There are five large bedrooms and four bathrooms. The master bedroom and second bedroom sit at the top of the main staircase. The master bedroom includes a super-king bed, plenty of storage, wooden floors with underfloor heating, and full-height windows looking over the lawn to the front. This large and luxurious bedroom is en-suite; a free-standing roll-top bathtub takes centre stage, and there's a basin with under-counter storage and a toilet. Please note these facilities are not screened off from the rest of the room. Bedroom 2 with its four-poster bed is also a super king. This is a large bedroom, with plenty of storage and a gas fire making it cosy in winter. Bedroom 3 which looks over the garden includes a zip and link bed that can be set up as either a super king or a twin bed. These two bedrooms share a bathroom, which has a shower over the bath. Winding along the corridor sit Bedrooms 4 and Bedroom 5. Between these two rooms is a second shared bathroom, though compact there is a shower over the bath, basin, and toilet. Bedroom 4 is spacious with a walk-in wardrobe, views over the garden, and a king-size bed. Bedroom 5 is an en-suite shower room, a spacious room overlooking the garden and pool house with plenty of storage and a double bed. Outside here the second staircase leads back to the entrance hallway.

    The Pool

    Certainly one of the most impressive features in the holiday home with a pool is the brick double storey converted barn that houses it. With full-height glass doors, wooden shutters outside, and original wooden beams overhead, it is easy to while away an afternoon. For your convenience, the large changing room has a shower and a separate cloakroom. We ask guests to please bring slippers or shoes to walk between the house and the pool. Bathrobes and towels are included.

    The Sauna, Gym, and Steam Room

    Discover this large space, down a staircase from the kitchen. Though some cellars may not be inviting, the one at Highmoor is a highlight of the house. Perfect your practice on the yoga mats, or try out the weights and a rowing machine if you want to work off some of last night's over-indulgence. The steam room comfortably seats four, and the steam room 4-6 guests. There is also a shower available.  
     

    Good to Know:

    • Two dogs are allowed at Highmoor. The grounds are not fully secure, though there is plenty of space to run around. Dogs must please be kept on the ground floor, and they not allowed into the sitting room and upstairs. Read our pet Ts & Cs.
    • One cot (note this has a sheet but no mattress for hygiene reasons) and one highchair are available on request.
    • Bed linen, two sets of towels, and bathrobes are included in this holiday home with a pool.
    • Hairdryers, toiletries, a starter pack of kitchen and utility room consumables are included.
    • We include instructions in the house for use of the pool, sauna, and steam room.

    Outside

    On approaching the farm house via the drive there is plenty of parking for at least 4 cars comfortably. Entrance to the property is through the rear door into the boot room, accessible through the gate into the stone-flagged courtyard. In this courtyard is the office which is a study.  

    Ground floor

    On entering the property you will find yourself in the boot room with coat hooks and a bench to sit on while removing or putting boots on. This continues into the utility room and then through to a spacious kitchen dining room, seating 12 people. Towards the back end of the kitchen, there is a door out onto a large paved patio and the garden. Beyond the kitchen, the hallway leads to a cosy snug with TV and a larger sitting room with seating for 12 and another TV. Access to the staircase is from the hall.

    First floor

    On the first floor, there are four bedrooms and two bathrooms. Each bedroom has hanging and drawer space. Bedrooms 1 and 2 have beds that can be split into twin beds or be set as super king beds, and they share the bathroom and separate loo which lies between them. Bedrooms 3 and 4 have a bathroom between them and are both fixed king beds. The snug, also called bedroom 6,  has a sofa and TV, as well as two fixed day beds suitable for two children up to 5ft4.    

    Second floor

    The second floor comprises a twin bedroom and a large bathroom with a freestanding bath.

    This characterful barn conversion is a single storey, meaning ground floor holiday accommodation. Two steps lead inside, and a ramp is available on request. The kitchen and dining area are open plan with flagstoned floors. A separate utility room sits in the entrance hall, as does an accessible wetroom with a shower and toilet. Four bedrooms lead off the carpeted corridor, wrapping around the courtyard beyond the kitchen. The two ensuite bedrooms are spacious and have fixed king-size beds. These ensuites are both shower rooms, with a small step into the shower. Bedrooms 3 and 4 both have zip-and-link beds that can be set as a super-king or twin bed. They share the house bathroom, which has a free-standing bath and a separate shower.

    Outside…

    Arrive at Kingfisher which is well located a few minutes drive from the A66. There is dedicated parking for four cars to the side of the house, on hard standing with a gravel overlay. The flagstoned courtyard sits in front of the house and is gated. Two steps lead up to the hot tub and the games room, whilst two steps lead up into the house. There is a ramp available into the house, but not to the hot tub due to the gradient.

    Millfield Barn has everything you need for a luxury self-catering holiday in North Yorkshire. The living, dining, bathrooms and bedrooms are all set on one level, making this easy for guests with reduced mobility. There are steps up to a snug area on the top floor with bean bags and a TV with PlayStation for the kids (or big kids) in the group.   The access is from a large enclosed driveway with a ramp-up to the gated entrance. Large sliding doors with a slightly raised doorframe open up into the open plan living and dining area with a log burning stove, large Smart TV, dining table and comfy seating area.  There is a small WC located next to the kitchen with a separate room for a washing machine and extra storage.   Sleeping: Both bedrooms are spacious with large glass doors that open onto the paved patio area where there is the outdoor seating and a jacuzzi-style hot tub. The beds are king sized, and can each be split into twin beds as required. The right-hand bedroom is best suited for guests with reduced mobility with more room for movement. Both bathrooms are en-suite with a walk-in shower and freestanding baths; there is a small step into the shower in each en-suite bathroom. Outside: There is a step down onto a large lawn which is fenced around, perfect for children to run around and making it a very dog-friendly holiday home.     New York Public Library is a fantastic luxury lodge with a hot tub, near Richmond, North Yorkshire. Perfect for friends and family alike, enjoy unique features and plenty of space inside and around the grounds.

    Outside

    The main door into New York Public Library is at the back of the house. There is raised decking surrounding the property, which is accessed via 2 steps up from the gravel which leads from the car park. The decking makes it more challenging for guests with reduced mobility. However, with the decking all on one level outside and the separate annex which has no steps, it is a good house for all requirements as well as being child-friendly. The outdoor pizza oven and al fresco dining area on the same level of decking as the house. This is a luxury lodge with a hot tub, and a step leads down to the jacuzzi-style hot tub. There is a treehouse in the garden, fun for the kids (and big kids) which has a set of stairs up to the first level.

    Inside

    There is a step down between the kitchen and the living and dining areas. The large floor-to-ceiling windows open almost the full width of the front of the house, with a small lip (rather than a step) to outside. Upstairs, the house bathroom has a large walk-in shower. The master bedroom has a fantastic roll top bath which sits at the end of the bed, offering uninterrupted views of the Yorkshire countryside. The two larger bedrooms have access to the large outdoor balcony. The twin bedroom can only be set as twin beds, due to its layout.

    Annex

    The separate annex sits on one level, giving a ground floor bedroom and an en-suite bathroom. The access is from the decking that also runs around the rest of the property. The bathroom is a wet room with a shower, making it well suited to guests with reduced mobility. The annex is well-suited to holidays with a baby or couples wanting a bit of space to themselves. The staircase leads up to the first floor landing, with access to the two en-suite bedrooms. Each has a king-sized bed, hanging and drawer space. The pink room has a separate shower and free-standing bath. The green bedroom en-suite has a walk-in shower. One cot and one highchair are available on prior request at the cottage, though please note the space for the cot in the bedroom is tight.     Menu Surprise

    This is for the Ultimate Night of Private Dining. An evening where the menu is seasonal, made with what the Chef can source and forage, therefore it will only be decided a few days before the event. This night is designed for people who are adventurous as you won’t know what you are going to eat until it is presented to you, but don’t worry we will have an in-depth consultation period to find out likes and dislikes, so you won’t be served something you don’t like.     Step inside this three-bedroom luxury holiday home which balances modern conveniences and Georgian architecture.  Set on a cobbled street in Richmond, there are three steps up from Frenchgate into the hallway of Porte House, which has high ceilings and traditional lighting, and is set over three floors. On the ground floor, the dining room looks out to the front of the house and has a large dining table and log-burning stove. The well-equipped kitchen looks out to the enclosed courtyard at the rear of the house. There is a ground floor WC, with a boot store and coat racks. Downstairs is a cellar, where you will find the utility room. On the first floor is the large sitting room. There is seating for six people around the lovely open fire. The enclosed garden is at the rear of the property of this luxury dog-friendly holiday home. It is a sun-trap courtyard, with west-facing garden outdoor seating and ivy growing up the walls. In the courtyard, find the Den with a small fire and seating to give a fun space to retreat to and a separate log store. On the first floor is the master bedroom, which looks out to the garden. This has a king-sized bed as well as a dressing table and plenty of storage. The house bathroom is spacious, on the second floor. Relax in the fantastic free-standing bath, or use the separate large walk-in shower. On the second floor, Bedroom 2 has a king-sized bed and large wardrobes, a decorative fireplace, and views towards Swaledale. Bedroom 3 is cosy with a double bed and a large chest of drawers. In this wonderful old house, the wooden beams support the angled ceilings making part of this bedroom below head height. For families or child-friendly breaks, please ask for a complimentary cot or high chair which are available on request.     luxury holiday home   Shearing Shed is a five-bedroom, dog-friendly luxury holiday home at Gayles Hall Farm. Sitting between Richmond and Barnard Castle, it is also close to the Yorkshire Dales. This stunning large house is perfect for a group getaway or a family holiday. The house was redeveloped in 2019 to the highest specification. There are steps between entertaining areas making it less accessible. Though this accommodation does have a ground floor bedroom and bathroom.

    Access

    The parking is on a gently sloping gravel driveway. There are 2-3 steps on the paving that runs alongside the house along the length of the parking area. From this paving is a step into the house. There is a step at the back of the property to the outdoor entertaining area, with the hot tub on the ground level. The outdoor dining area is raised up some steps, and the BBQ hut is at the top of a steep set of stone steps. There are 3-4 steps down to the snug from the kitchen. The snug and dining room are open plan and on the same level, then there are two steps down to the living room beyond the stairwell. Due to the layout of this property it is not possible to include a stairgate for young children. This luxury holiday home has a ground floor bedroom with a bathroom by the bedroom entrance. The bathroom has a separate bath and shower, accessible for a shower seat but not a wheelchair. Four bedrooms are on the first floor, two of which share a house bathroom next door to them with a bath and separate walk-in shower. The master bedroom has a spacious en-suite, with a free-standing slipper bath and walk-in shower. The fifth bedroom has an en-suite shower room. There are two ground floor bedrooms and two private bathrooms with bath and separate walk-in showers.       The majority of the floor space in Shorthorn at Greenbank Barns near Richmond is on the ground floor level. This makes it a fantastic house for a child-friendly holiday, also it is a cottage with a games room which is great for entertainment. There is a fitted stairgate at the top and bottom of the main staircase, so it is also baby-friendly. The parking outside is on gravel, and this leads onto a paved area that surrounds the house. There is a small step in through the entrance door to the hallway. The hallway and downstairs bedrooms are on one level, a there is one step down into the kitchen and the games room. The large floor to ceiling glass doors that lead out to the garden and the hot tub. These have a small lip, but no step.

    Bedrooms

    For guests who have reduced mobility, there are two ground floor bedrooms with adjoining shower rooms. Both ground floor bathrooms have showers with a small step in.     Sun Hill Cottage is entered through the hallway from a gravel driveway. There is a small cloakroom before you enter the open plan kitchen and dining room which spans the width of the house. There are three steps down from the kitchen into the sitting room. The French doors from the sitting room open out, via one step, onto the private patio with a hot tub, dining area, and BBQ. There is a beautiful lawned garden with colourful borders that looks on to the gallops. The garden is enclosed with a wall and a fence with netting around the bottom. Owners of lively dogs should be watchful, so dogs do not try to get through this into the paddocks beyond. The ground floor bedroom is accessible property to guests with reduced mobility. There is a step down from the dining room into the en-suite wet room. The stairs lead up to two bedrooms. Both bedrooms have en-suite bathroom facilities. Sun Hill Cottage

    Large holiday home large holiday home Sun Hill Farmhouse is entered through the Breakfast Room and into the fantastic kitchen of this large holiday home. There are steps between rooms on the ground floor, including three stone steps that lead down into the conservatory. There is a ground-floor cloakroom and a separate boot room. The hot tub is located in the garden outside of the games room. Upstairs in the house are four en-suite bedrooms with a mixture of showers and baths. The master bedroom and Bedroom 2 both have walk-in showers. Three of these bedrooms have a small set of steps leading into them from the corridor. The garden room is an en-suite fifth bedroom separate from the main house; walk out from the kitchen around the side of the house up some steps. Once inside, everything in the garden room is on the same level. This large holiday home is a farmhouse that dates back to the 1700s. The layout and steps do not make the house suitable for those with limited mobility. If you have any questions regarding the layout, please do get in touch.
    Outside...

    Arrive at this luxury cottage in Richmond, North Yorkshire from Frenchgate. Walk down the external staircase to the entrance door, where there is a patio and seating for four which catches the morning sun. On the other side of the house is a large lawned garden, encircled by Swale House on one side and leading from the house down towards the river on the other. Please note this garden isn't enclosed.

    Inside

    Enter into the kitchen, with a door out to the garden straight ahead of you. To your right, up a few steps, is the living room and dining table and there is a breakfast bar in the kitchen. There is hard flooring through these rooms, and high ceilings flooded with natural light. On the ground floor is a spacious bedroom, with a super king bed that can also be set as a twin. The en-suite has a shower, sink and basin, and there is plenty of storage in the bedroom. The staircase leads up to the first floor bedroom, with its own en-suite shower room. There is a king-sized bed, with hanging and drawer space, and the attractive traditional porthole window looks over the garden. The top of the staircase is not enclosed, meaning that whilst private, this bedroom could hear noise from downstairs.
    One cot and one highchair are available on prior request at the cottage; the cot will be set-up in the ground floor bedroom.     Enter The Farmhouse from the gravel driveway at the rear of the property, which is edged by paving stones which create a path around the property. Step up straight into the boot room, or through the French doors which lead into the kitchen. From the large kitchen, a further single door opens onto the patio by the games room. The seating around the dining table comprises a banquette along the back wall, as well as five further chairs. Step up from here into the adjoining Snug. In here is a small step up to a WC and through to the hallway. At the top and bottom of the stairs are fitted stairgates, making The Farmhouse a baby friendly and family friendly holiday home.

    Bedrooms...

    From the hallway, access the downstairs large en-suite bedroom with a log burner super-king bed which can be also split into a twin. The bathroom has a separate walk-in shower and a large free-standing slipper bath. This is all on ground floor level. Upstairs to the left is a large en-suite yellow and grey master bedroom with a bath, where the super king-size bed can be set also as a twin. The twin bedroom sits at the top of the stairs and up one step. The second bedroom along the first floor corridor has a king-size bed with a coral headboard. These two bedrooms share a house bathroom located at the top of the stairs, with a separate walk-in shower to the bath. The fifth bedroom, located at the end of the corridor with greys and pink hues, is spacious and can be split into twin beds on request. There is an en-suite bathroom, with separate bath and walk-in shower.

    Games Room and Outside...

    The games room, with its pool table and bar, sits separately to the main house. Double doors open out to the garden, and a comfortable outside seating area with the barbecue. The garden wraps around the house and is not enclosed. A ha-ha sits at the edge of the garden, where the perimeter looks out towards the field. Back to The Farmhouse

Walk up into the garden for spectacular panoramic views of Sun Hill Farm and to the pond and garden water feature. Access for wheelchair users into the property is via two small ramps situated at the main entrance door. Access into the garden will be from the side of the property where the parking area is. While the lodge is all on one level, the BBQ, fire pit, and outdoor seating are sunken and over multiple levels. There is a hard path outside at the main entrance and at the front by the garden. A shower chair can be requested for use. Inside... Once inside this Yorkshire Dales holiday home is all on one level. There are three ground floor bedrooms, each with a bath and separate walk-in shower making them accessible for guests with reduced mobility. Each bed is sumptuous and super king-sized. The sitting room and kitchen have beautiful high ceilings and a fantastic open plan living. The boot room is spacious, perfect for drying out clothes after a winter's stroll in the surrounding countryside. There are two separate cloakrooms, one in the boot room and one near the snooker room. Back to Valley View

      Waterloo lodge floor plan Waterloo Lodge is a six-bedroom luxury holiday home set in private acres of Yorkshire countryside. The ground floor has a step in from the gravel parking area, and then is all on one level. The garden and patio, with the hot tub and outdoor dining area, are easy to access and on one level. This is accessed via the kitchen side door or via the large bi-folding doors from the snug. Four bedrooms are found upstairs in the main house. Two bedrooms have en-suite shower rooms, while the other two share a large house bathroom with a separate walk-in shower. At the bottom of the stairs in the hallway is a fitted stairgate, for safety for children as well as to keep dogs on the ground floor. The Annex sits just opposite the house. It has two bedrooms, both with their own en-suite shower facilities. The Annex also includes a fantastic games room. The access into the Annex is from the gravel driveway, and up one step.     Wayside Cottage is all on one level. The access is from the large gravel parking and it is up one step into the open plan living area. There is plenty of room for two (and a dog) in this cosy cottage, and the bedroom is spacious. The kitchen and living room are open plan. The bedroom has storage space, and the bathroom is en-suite. Please note that, per the photos, the outdoor area is not fenced in but open to the fields. This does make it a stunning setting. While Wayside Cottage is all on one level and easy to move around for guests with reduced mobility, the door between the living area and bedroom isn't wide enough for wheelchairs. The bathroom has a shower over the bath.

The stairs to the first floor have quite deep steps, with a handrail on the wall. There is a stairgate fitted at the bottom of the staircase. There are two en-suite bedrooms upstairs with bathrooms. The master bedroom has a private bathroom which can be accessed by a set of stairs. This includes a free-standing large bath and separate shower cubicle.
