Be Safe
On arrival please make yourself familiar with the emergency exits and fire safety procedures. Please close the doors at night time, and note the exits. Should you have any questions or additional needs please do let us know.

Care of the Property
We have decorated and equipped our properties to a high specification, most items have been individually sourced and are expensive to replace. Thank you for looking after everything. We do understand that occasionally accidents happen, please report breakages as soon as possible to give us time to replace them before the next guests arrive. Please refer to our terms and conditions with any questions.

CCTV
Please be aware that CCTV can be operational outside the property for security. If you have any questions, please contact us.

Noise
Please respect neighbouring properties alongside Austin at Holly House Farm and keep noise levels to a minimum between 10pm and 8am, especially outside and in the hot tub.

Smoking
The properties are strictly non-smoking inside including the use of vapes and e-cigarettes. A cigarette bin can be found outside.

Wi-Fi
This is free to use. Look for the name of your property on your Wi-Fi networks and follow through to the internet. If you can’t connect and need to reboot the system, go to the kitchen cupboard to the left of the oven. There’s a white router plugged in. Turn it off at the plug for 20 seconds and turn it back on. If you’re still having problems, contact us.

Important
Please do not put anything down the toilet except natural things and toilet paper. The sewerage system is a high-performance treatment plant.

Rebook your stay: 

If any guest in your party rebooks within 10 days of your stay, you are entitled to a 5% rebooking discount. The code for this discount is emailed to you on departure.

Refer a friend scheme:You can also take advantage of our refer-a-friend scheme too. If you refer us to your friends and family and they place a booking with us for the first time they can benefit from a 5% discount and you will receive a £50 Holiday At Home voucher when they depart! Simply ask them to quote your name when they book and we will take care of the rest.

The heating in Henry consists of underfloor heating on the ground floor and radiators upstairs.

  • The upstairs bathroom underfloor heating is electric and can be controlled using the panel outside the door.
  • The ground floor heating temperature can be altered by a series of thermostats throughout the property.
  • Upstairs, the temperature can be adjusted by the control dials on the radiators when the heating program is running.

Hot Water: The hot water from the water tank is set to heat up automatically when hot water levels are low. If you don’t have enough hot water, you can check the hot water timer is on, located under the stairs.

Towel Rails: The bathrooms have heated towel rails which will come on twice a day with the heating.

If you are too hot or cold because the heating program is not on, please let us know and we shall aim to resolve this as soon as possible. You can call the office during office hours, or text the out-of-hours phone number out of office hours.

Logs, kindling, firelighters and matches are provided and are stored in the log basket next to the fire. Additional logs can be found outside your property.

WARNING: The outside of the stove does become hot, please do not allow children to operate or play with the stove.

Lighting the fire: Stack kindling loosely in the stove and place 1-2 small logs on top of the kindling and two firelighters slightly separated at the centre of the pile; light with a match. Close the door, making sure it clicks shut. Keep an eye on the fire as it starts to burn and be ready to build up the logs: Do not overfill the stove with wood.

Please Note:

  • Opening all 3 air vents will ensure a good supply of oxygen needed to get your fire going.
  • One vent can be found at the top of the door which can be moved from side to side. The other two vents can be found by opening the metal door under the glass door. Turn the metal turn table to open the valve if you wish to get the fire roaring and closed if you wish the fire to slow or die down. The metal pole above this turn table can be pushed out to open the vents and in to close them.
  • Please do not attempt to burn anything other than wood on the stove, paper causes excess ash to form and can make the stove dusty and smoky.
  • There is no need to empty the ashtray during your stay as these are emptied after each guest departs.

Please read the safety information before using the hot tub. Should you have any questions about testing the hot tub please get in touch.

The hot tub will be cleaned out and filled with fresh water on the day of your arrival.  You do not need to empty the water during your stay, there is an anti-bacterial treatment for the water in the hot tub.

The hot tub is set between 37-39 degrees, and you will be able to use the temperature controls to adjust. Please see the control panel on the hot tub, and use the far right-hand button to cycle through the programs to operate the jets. When finished, always ensure that the tub is left on AUTO when not in use. Please note that the tub will not heat when the jets are set to high.

A lot of factors play a role when heating the water, ambient temperature, weather conditions etc. Keep the lid on the hot tub when heating to conserve the heat. There is a hosepipe in the area for the addition of cold water if you would like to cool it down or need to top up the tub for any reason.

The water is heated by circulating through the system via an inlet and outlet pipe within the hot tub. DO NOT let the water drop below its original level. If necessary, please use the hose pipe provided to top up the water level.

The water is heated via an electric heater. This warms at around 1-2 degrees per hour so the hot tub may not be able to be used until later on the first night.

There are lights over the hot tub area, controlled by a light switch around the corner outside which is labelled.

There is an electric pizza oven in the property for your enjoyment.

  • Read and follow the printed instructions, which can be also found online here.
  • The oven doesn’t need cleaning out apart from a sweep out of crumbs. Do not use any chemicals on the oven.
  • Make sure to let it cool fully before packing it away and bringing it inside. For security, thank you for not leaving it outside overnight in a visible place.
  • A pizza wheel is provided, do not put your hands in the oven.

There is a charcoal Kamado Barbecue which can be found on the terrace. Please use your own charcoal, or if you get in touch with reception before or at the start of your stay we will endeavour to supply this for you. Thank you for leaving the BBQ clean and tidy. Please leave the ashes in the metal bucket provided.

LIGHTING IT UP:

1 Add charcoal and light using one or two firelighters nestled in the centre of the coals. You can also buy light-in-the-bag charcoal which needs no additional firefighters.
2 Leave the dome lid open for 10 minutes with the bottom vent fully open.
3 Close the dome.
4 Begin closing the top vent and bottom vent when the dome temperature is within 50°F (10°C) of your target.

SIDE SHELVES – Do not set hot items on the side shelves.

COOKING TEMPERATURES:

GRILLING 205–315°C (400–600˚F)
SEARING 260–400°C (500–750˚F)
BAKING 150–400°C (300–750˚F)
ROASTING 150–230°C (300–450˚F)
SMOKING 105–135°C (225–275˚F)

MAINTAINING THE TEMPERATURE:

Because this ceramic bbq retains heat so well, it can take some time to fully heat. Give your grill 20–40 minutes to stabilise the temperature before you start cooking. There is a vent at the top and bottom of the bbq to control the temperature. Adjustments to the vents are not immediate— allow 10 minutes for a vent change to take effect.
To lower the temperature, decrease the airflow through the grill by closing the vents.
To raise the temperature, open the vents.

COOLING IT DOWN
1 When finished cooking, close the bottom vent completely.
2 Once the temperature falls below 400°F (205°C), close the top vent almost completely, but leave a small crack.
3 Do not cover the barbecue until the dome is cool to the touch.

The sewage and waste are disposed of using a high-performance treatment plant. Any sanitary products face wipes or cotton wool must be put in the bin – bags are provided in each bathroom.

Hot Water: The hot water from the water tank is set to heat up automatically when hot water levels are low. If you don’t have enough hot water, you can check the hot water timer is on, located under the stairs.

Towel Rails: The bathrooms have heated towel rails which will come on twice a day with the heating.

Dishwasher

  • Press the Power button
  • Press your desired programme and a time will flash on the display.
  • If you wish the dishwasher to start immediately, press the start button or use the clock button to delay the programme start by an hour.
  • There is an option for a Half load also, perfect for when you only have a few items to wash.
  • When you close the dishwasher door, the programme will start automatically
  • At the end of the programme, the dishwasher will beep 5 times.

Fridge Freezer

Please do not overload the fridge freezer on arrival as this will cause the unit to overheat and therefore your food will not stay chilled which Holiday at Home cannot be held liable for. There is a separate wine fridge by the dining table.

Hob

  • Place your pan on a similar-sized hob ring.
  • Turn the hob on by pressing the power button on the bottom left-hand side of the control panel.
  • Press the corresponding circle depending on which hob ring you wish to use.
  • Adjust the temperature using the + and – symbols
  • The heat will come on and shine red at first then it will return to black when it becomes hot enough to use, the rings work thermostatically coming on and off as necessary.
  • When you have finished cooking the hob will remain hot for some time after; take care not to burn yourself!

Microwave Oven

This appliance can be used as either a microwave or an oven. If it isn’t working, ensure the clock is set before contacting us.

Oven:

  • Twist the centre dial and select the desired function.
  • Press the pop-out button on the right-hand side of the oven and twist to set the temperature.
  • Close the door and press the start button on the far right of the oven.

Microwave:

  • Ensure that the central control dial is out and set to the off position.
  • Set the desired Wattage by using the buttons on the left-hand side of the oven control panel.
  • Twist the pop-out button on the centre-left of the control panel to set the timer.
  • To commence the cycle, press the ‘Start’ button.

Washing Machine & Dryer

  1. Twist the control dial to set the cycle you wish to run.
  2. Pull out the drawer and add the powder provided (on the left-hand side).
  3. Use the ‘Spin’ and ‘Cycle’ buttons to set the cycle settings.
  4. Press the ‘Start/Pause’ button to commence the cycle.

Television: Turn on the television by pressing the red power button at the top of the Samsung remote. Press the ‘Guide’ button on the remote and use the arrows to select your channel of choice.

DVD: Turn on the DVD player using the Black Sony Remote. Press the ‘Source’ button at the top of the Samsung remote and select HDMI 3. Follow the on-screen instructions using the black Sony remote.

Rubbish bins and plastic boxes for recycling are situated at the rear of the property. Please do not leave rubbish bags outside where animals may be tempted.

Our main bins are located by the gate into Holly House Farm, for rubbish, recycling and glass if your bins are full.

We recycle glass, paper, cans, and recyclable plastics and cartons (check on the pack) please use the boxes accordingly, please help by making sure bottles, cans and containers are clean before putting them into the box.

For your pet’s safety and consideration of our other guests, please be mindful of the following:

All of our houses permit dogs so there may be other dogs nearby.

  • Please clean up after your dog (spare bags are available in the kitchen). There is a bin on the fence opposite the buildings for the disposal of dog waste.
  • Please keep your dog on a lead at all times on the site.
  • Do not allow dogs into the bedrooms or onto furniture.

Bridle Path

There are some excellent walks to Richmond from Holly House, see the map in the property. The driveway through Holly House Farm is a public bridleway; you will see riders passing by from time to time. They have the right of way, please respect this and try not to startle the horses. The gate by Austin into the field should always remain closed.

Army Training

We are close to Catterick Garrison, a large army base. You may see soldiers in the field opposite or from time to time soldiers walking through the site in full battle gear. Don’t panic, this is perfectly normal, just smile and wave politely!

Lighting

There’s low energy outside lighting. Each house is provided with path lighting which should come on between darkness and 12.30am.

The hot tub festoon lights are controlled by their own switch.

The outside lights around the sides of the property are activated by a motion sensor and can be permanently switched on by the override switch by the door.

The Tassimo Sunny is the quick one. Making drinks while in a hurry? No problem! But you do need to set up your coffee machine first. Follow the steps below or watch the video to learn how to use your Bosch Tassimo Suny coffee machine.

  1. Haven’t used your TASSIMO SUNY in a while or is it the first time you’re using it? Clean it with the cleaning cycle before use.
  2. To make a cup of coffee, tea or hot chocolate with your TASSIMO SUNY coffee machine, make sure it’s plugged in, the power is on and the water tank is filled.
  3. Place a mug, cup or coffee glass on the cup stand.
  4. Open the head of the coffee machine.
  5. Insert a T DISC (the official TASSIMO coffee pods) of your choice with the barcode facing down.
  6. Close the head again and press the start/stop button. The INTELLIBREW™ technology will recognize the barcode and serve your drink perfectly at the touch of a button!
