We have decorated and equipped our properties to a high specification, most items have been individually sourced and are expensive to replace. Thank you for looking after everything. We do understand that occasionally accidents happen; please report breakages as soon as possible to give us time to replace them before the next guests arrive. Please refer to our terms and conditions with any questions.
Please respect neighbouring properties and keep noise levels to a minimum between 10pm and 8am especially outside.
The property is strictly non-smoking. If smoking outside please don’t leave cigarette ends on the ground.
A WiFi connection is available and there is no password.
We ask you to supervise your children at all times when outdoors and in the property. Special attention should be paid to the hot tub area, the pizza oven and the tree house.
Rebook your stay:
If any guest in your party rebooks within 10 days of your stay, you are entitled to a 5% rebooking discount. The code for this discount is emailed to you on departure.
Refer a friend scheme:
You can also take advantage of our refer-a-friend scheme too. If you refer us to your friends and family and they place a booking with us for the first time they can benefit from a 5% discount and you will receive a £50 Holiday At Home voucher when they depart! Simply ask them to quote your name when they book and we will take care of the rest.The ground source heating system makes this a more sustainable and eco-friendly property. It can be controlled by the thermostats, one in the living area and another in bedroom 1.
The upstairs heating is timed to come on upstairs between 7am to 10am and 5pm until 11pm. Downstairs runs continuously, however it may be switched off during the summer months. The hot water is continuous.
If you wish to adjust the temperature please check that the main dial in the living area is NOT on the sun or moon icon. Instead, it should display a clock which will then allow you to use the +/- icons to adjust the temperature.
To turn the upstairs heating off press the + & – button together engaging ‘standby’ then do the same to reactivate it.
If you are too hot or cold at any point during your stay please call us on 01748 850 333 between 8.30am and 5pm and we will assist you as soon as possible.
There are fire blankets and extinguishers located in the utility room.
If access to the main door is blocked, the bedroom and bathroom windows can be opened fully using two rectangular silver tabs on each side of the window; push these in at the same time whilst pushing the window outwards.
In the unlikely event of a fire, please think of your own safety first. Please evacuate people as necessary before attempting to extinguish any minor outbreaks. If the fire is too large, call the emergency services on 999 giving the address. If you are asked to evacuate your lodge for any reason please assemble at the tennis court.

Please make yourself aware of all the exit routes on your arrival. When going to bed, we recommend you shut doors and keep the keys for exit doors in an obvious place should you need to leave the building quickly.
Should you have any questions around the exits in the the property, the fire alarms or how to evacuate the building safely, then please contact us at the start of your stay.
There is a washer/dryer in the under stair cupboard.
Kindly rinse your crockery before putting through the dishwasher, to stop any blockages in the drains.
In the kitchen, there is an American Style Fridge Freezer.
To adjust the temperature settings on the Fridge Freezer by pressing the ‘Fridge’ and ‘Freezer’ buttons for the relevant compartments.
Please do not overload the fridge freezer on arrival as this will cause the unit to overheat and therefore your food will not stay chilled which Holiday at Home cannot be held liable for.
To change the dispenser settings between Ice Cubes and Crushed Ice, press the ‘Ice Type’ button at the bottom of the panel and look for the changing icons on the display. Press your glass up against the appropriate lever below the dispenser and hold.

Rubbish should be put in the bin which can be found outside the property.
The hot tub will be cleaned out and filled with fresh water on the day of your arrival. We endeavour to get it to temperature for your arrival, but it does take a number of hours so please keep an eye on it. The hot tub is pre-set to 38’c and will regulate to this temperature. If you find the temperature needs altering, please contact our reception team.
You do not need to empty the water during your stay, there is an anti-bacterial treatment for the water in the hot tub.
To operate the jets, press the bottom left button on the control pad and top left button to turn them off. You can turn the internal lights on by pressing the bottom right button and off by pressing the top right button.
To alter the force of the air jets, please use the ‘air’ turn control. The larger turn control can be used to regulate the jet massage control.
A lot of factors play a role when the water is heating, ambient temperature, weather conditions etc. Keep the lid on the hot tub when heating to conserve the heat and replace, securing the clips when not in use.

Should excess dog mess be left in the grounds, a cleaning charge may apply. There may also be charges if dogs are allowed upstairs.
The Annex:
To access the Annex, you can find the key on the main set of door keys.
The heating in the annex can be controlled by the thermostat on the left-hand side of the bathroom door. The heating is set on a timer and will come on in the mornings and evenings.
The Treehouse:
The key is on the main keyring (you’ll find three keys on there) for accessing the property.
How to Use the Wood Fired Oven:
Build your fire in the centre of the oven using 7-9 sticks of dry kindling, one to two firelighters, and two to three small logs. Once the fire gets going, add 2-3 pieces of wood so that the flame reaches the centre and front of the dome, without lapping too far out of the oven opening. Once the fire is well established, continue adding more wood, and wait for about 20 minutes.
After about 20 minutes, the logs will turn from black to white then, using the utensil provided, begin building and moving the fire toward the walls of the oven by adding pieces of wood on either side of the fire, and in the back. You will soon see the whitening spreading across the dome to the sides.
After roughly 45 minutes, the entire cooking dome will turn clear, and the cooking surface will have reached the desired 700ºF for cooking and you will have saturated your oven with the heat it will need for baking and roasting. You are ready to start baking pizzas, or you can let the oven temperature fall in order to start roasting or baking higher heat appetisers.
How to use the Grill Station:
Place the chimney starter on one side of the grill. Using the charcoal provided which has been made in our kiln from hazel grown sustainably in the woods around us, place this on top of the chimney starter shown in the image above, with a few firelighters underneath and get ready for lots of smoke. The smoke should die down after 2-3 minutes as the coals start to catch on fire, After 20 minutes the coals should be ready for grilling. A sure sign that the coals are almost ready is when you start to see fire coming out of the top of the chimney.
With the gloves provided, empty the hot coals in the chimney on to the grill and spread evenly on the grate! Place the grilling tray on top and you are now ready to start cooking!
