Care of the Property
We have decorated and equipped our properties to a high specification, most items have been individually sourced and are expensive to replace. Thank you for looking after everything. We do understand that occasionally accidents happen; please report breakages as soon as possible to give us time to replace them before the next guests arrive. Please refer to our terms and conditions with any questions.

Noise
Please respect neighbouring properties and keep noise levels to a minimum between 10pm and 8am especially outside.

Smoking
The property is strictly non-smoking. If smoking outside please don’t leave cigarette ends on the ground.

WiFi Internet Connection
A WiFi connection is available. There is no password for the network.

Safety – Important 
We ask you to supervise your children at all times when outdoors and in the property, especially around the hot tub area.

The fence between Kingfisher & Dragonfly is not enclosed so please be mindful with your dogs. Equally, there may be livestock in the field.

With all the doors open, it can be windy in the kitchen, take care with the doors slamming and use the stoppers/hooks where available.

Rebook your stay: 

If any guest in your party rebooks within 10 days of your stay, you are entitled to a 5% rebooking discount. The code for this discount is emailed to you on departure.

Refer a friend scheme:You can also take advantage of our refer-a-friend scheme too. If you refer us to your friends and family and they place a booking with us for the first time they can benefit from a 5% discount and you will receive a £50 Holiday At Home voucher when they depart! Simply ask them to quote your name when they book and we will take care of the rest.

The heating is set to come on at intervals throughout the day. There is one thermostat within the property to control the underfloor heating and radiators.

There is an electrical back up for the towel rails with separate controls. If there is no power to the towel rail then please check the isolator on the other side of the wall. The timer is located in the boot room by the fuse board but please do not adjust this without calling the team first.

 

The heating is set to come on at intervals throughout the day. There is one thermostat within the property to control the underfloor heating and radiators.

To set the temperature, use the up and down arrows to set the desired temperature between 0 and 30 degrees centigrade. Once set, press the tick button to confirm. As the ground floor has underfloor heating, please be aware that it may take a number of hours to really feel the difference of these alterations.

Please be aware that setting the temperature thermostat higher will not make the room heat up quicker!

If you are too hot or cold at any point during your stay please call us on 01748 850 333 between 8.30am and 5pm and we assist you as soon as possible.

Log Burner

Log burner, vent for air draw on bottom and a small vent on top.

There are fire blankets and extinguishers located in the utility room.

If access to the main door is blocked, the bedroom and bathroom windows can be opened fully using two rectangular silver tabs on each side of the window; push these in at the same time whilst pushing the window outwards.

In the unlikely event of a fire, please think of your own safety first. Please evacuate people as necessary before attempting to extinguish any minor outbreaks. If the fire is too large, call the emergency services on 999 giving the address. If you are asked to evacuate your lodge for any reason please assemble at the tennis court.

Please make yourself aware of all the exit routes on your arrival. When going to bed, we recommend you shut doors and keep the keys for exit doors in an obvious place should you need to leave the building quickly. Should you have any questions around the exits in the the property, the fire alarms or how to evacuate the building safely, then please contact us at the start of your stay.

You will find the hot tub testing kit in the end kitchen cupboard by the doors to the hot tub.

The hot tub will be cleaned out and filled with fresh water on the day of your arrival.  You do not need to empty the water during your stay, there is an anti-bacterial treatment for the water in the hot tub.

The hot tub is set between 37-39 degrees, and you will be able to use the temperature controls to adjust. Please see the control panel on the hot tub, and use the far right hand button to cycle through the programs to operate the jets. When finished, always ensure that the tub is left on auto when not in use. Please note that the tub will not heat when the jets are set to high.

A lot of factors play a role when heating the water, ambient temperature, weather conditions etc. Keep the lid on the hot tub when heating to conserve the heat. There is a hosepipe in the area for the addition of cold water if you would like to cool it down or need to top up the tub for any reason.

The water is heated by circulating through the system via an inlet and outlet pipe within the hot tub. DO NOT let the water drop below its original level. If necessary, please use the hose pipe provided to top up the water level.

The water is heated via an electric heater. This warms at around 1-2 degrees per hour so the hot tub may not be able to be used until later on the first night.

There is a public footpath that runs down the drive.

For dog owners, please be mindful of the following:

  • Please clean up after your dog (spare poo bags under the kitchen sink) and bins are outside. If you leave lots of mess in the garden, clean up charges will apply.
  • The owners have taken a lot of care preparing the property. Please do not allow dogs into the bedrooms or on to furniture.
  • Please keep dogs on leads in fields with livestock in them. There are often sheep or cattle in the surrounding fields.
  • Only two dogs are allowed in the property.

Pet Pals

If you are popping out and require a dog sitter, a fully trained member of the pet pal’s team will be able to assist you with your dog’s needs until you return. Pet pals contact: 01748 818052 or 07736 960114.

There is a rubbish bin in the kitchen, and an external rubbish bin down the driveway at the bend. Some more bin bags can be found under the sink and recycling bags are in the utility room.

On your day of departure, please leave your general waste at the bin along the driveway along with your coloured recycling bags. If the bin needs emptying please notify our team.

The TV’s in the property will receive terrestrial channels as well as on demand, such as Netflix and iPlayer.

Dishwasher

Dishwasher tablets can be found under the sink. Please remove all excess food and grease before loading the dishwasher.

Fridge & Freezer

Please do not overload the fridge freezer on arrival as this will cause the unit to overheat and therefore your food will not stay chilled which Holiday at Home cannot be held liable for. You shouldn’t need to alter the temperature during your stay.

Washer & Dryer

There is a washer/dryer in the utility room towards the rear of the property.

 

There is a charcoal Kamado Barbecue which can be found on the terrace. Please use your own charcoal, or if you get in touch with reception before or at the start of your stay we will endeavour to supply this for you. Thank you for leaving the BBQ clean and tidy. Please leave the ashes in the metal bucket provided.

LIGHTING IT UP:

1 Add charcoal and light using one or two firelighters nestled in the centre of the coals. You can also buy light-in-the-bag charcoal which needs no additional firefighters.
2 Leave the dome lid open for 10 minutes with the bottom vent fully open.
3 Close the dome.
4 Begin closing the top vent and bottom vent when the dome temperature is within 50°F (10°C) of your target.

SIDE SHELVES – Do not set hot items on the side shelves.

COOKING TEMPERATURES:

GRILLING 205–315°C (400–600˚F)
SEARING 260–400°C (500–750˚F)
BAKING 150–400°C (300–750˚F)
ROASTING 150–230°C (300–450˚F)
SMOKING 105–135°C (225–275˚F)

MAINTAINING THE TEMPERATURE:

Because this ceramic bbq retains heat so well, it can take some time to fully heat. Give your grill 20–40 minutes to stabilise the temperature before you start cooking. There is a vent at the top and bottom of the bbq to control the temperature. Adjustments to the vents are not immediate— allow 10 minutes for a vent change to take effect.
To lower the temperature, decrease the airflow through the grill by closing the vents.
To raise the temperature, open the vents.

COOLING IT DOWN
1 When finished cooking, close the bottom vent completely.
2 Once the temperature falls below 400°F (205°C), close the top vent almost completely, but leave a small crack.
3 Do not cover the barbecue until the dome is cool to the touch.
