Care of the Property
We have decorated and equipped our properties to a high specification, most items have been individually sourced and are expensive to replace. Thank you for looking after everything. We do understand that accidents can happen, please report breakages asap to give us time to replace them before the next guests arrive. Please refer to our terms and conditions with any questions.
CCTV
Please note that CCTV is operational outside the property for security. If you have any questions, please contact us.
Wi-Fi
We have invested in a SuperFast Fibre Wi-Fi network which will allow you to connect to the internet, this is a complimentary service and the password is: qQucGgCi7icf
Noise
Please respect neighbouring properties and keep noise levels to a minimum between 10pm and 8am, especially outside using the hot tub.
Smoking
The properties are strictly non-smoking. A cigarette bin can be found outside.
Lost Property
If guests leave any personal belongings behind they must be claimed within two weeks. We are happy to return any goods for a charge from £10, depending on the item. Please note items will not be kept any longer than two weeks due to the high volume of lost property accumulated.

Make yourself aware of all exit routes on your arrival at the property.

Rubbish & Recycling
The rubbish bins are at the top of the steps that lead from Frenchgate down to Tate Studies. There is a label saying Tate Studies on the side.
Please separate out recycling and rubbish.

Heating & Hot Water
The underfloor heating in the kitchen and living room is pre-set, it shouldn’t need altering, if it does the thermostats are on the wall inside kitchen door, and for the living room opposite the foot of the stairs
The heating for the two bedrooms is on ‘auto’ and are thermostat controlled.
The underfloor heating in both en-suites is set to ‘auto’.
Cooker & Hob Instructions
Firstly if you are having problems with either appliance check that the isolator switches are ON either side of the kitchen walls.
To turn the hob on press the power button and then press the illuminated ‘O’s to increase the ring temperatures.
To turn the oven on touch and hold the ON/OFF key until the oven gives a long beep. The function selection indicator on the display illuminates. While the function selection screen is illuminated select the desired function by using the function up & down keys.
To turn the oven off press and hold the ON/OF key until you hear a long beep.
