Perched amongst rolling vistas where Coverdale and Wensleydale meet, Hollins Barn is the ultimate rural getaway for families and groups looking for a unique and restorative break. From the private hot tub for laid-back evenings to the stunning indoor and outdoor entertaining spaces, it is the perfect place for those seeking large group accommodation in the Yorkshire Dales. Guests can choose from six tastefully decorated bedrooms in this charming Yorkshire house.

Step through the elegant double front doors into an impressive entrance hall filled with light and welcoming touches. On the right, and the heart of the home, is a spacious farmhouse-style kitchen designed with group entertaining in mind. No expense has been spared by the owners in this elegant and well-equipped kitchen. The layout works effortlessly with a large central island offering ample room to prep and serve meals, and a few high stools at the end to perch at and keep the chef company. In the kitchen is a double fridge/freezer, Rangemaster double oven, two dishwashers, and a separate wine fridge.

Custom-built bench seating in the kitchen sit around two large handmade dining tables, offering comfortable seating for up to 20 guests. It is a warm and welcoming space for shared meals, celebrations or relaxed mornings. A wall-mounted TV adds a modern touch. The windows offer picture-perfect vistas across the garden towards the surrounding Coverdale hills, the ideal backdrop to entertaining in this large group getaway in Yorkshire. On warmer days, throw the kitchen double doors wide open for alfresco dining on the patio.

On the other side of the hallway is a generous sitting room where rustic charm meets modern comfort. There’s plenty of comfy seating for everyone with a large wall-mounted TV for easy evenings together. Exposed brickwork and timber beams bring warmth and texture. You'll also find a second dining table for 8 guests, providing flexibility for large groups and young families.

The hall space doubles as a practical space for coats, boots, and the dog lead after a local walk. A handy downstairs WC is available to the right of the entrance doors. The underfloor heating throughout the ground floor keeps the space warm and comfortable all year round. Double doors open out into a courtyard, making it easy to drift between inside and out when the weather’s right. Wood flooring through the hallway and kitchen is complemented by stylish panelling and exposed beams.

Head upstairs into a light hallway that spans the length of the house. Soft neutral tones and a sloped ceiling add character, and the windows look over the courtyard below. The landing connects to 6 beautiful super-king bedrooms. Each room is designed with tasteful decor and windows that offer fantastic views of the surrounding countryside. A zip-and-link super-king-size bed in each room can be set up as doubles or as twin beds, depending on your group. A smart TV in each room is ideal for those slow mornings.

At either end of the hallway are the two largest bedrooms, each with its own en-suite bathroom. These en-suite bathrooms blend farmhouse style with contemporary features, with a walk-in rainfall shower and a separate bath. One looks out over the Yorkshire Dales whilst the other offers a view of the surrounding gardens.

The four further bedrooms share two family bathrooms. The bedrooms each have space for hanging, a chest of drawers, a hairdryer, and a television. The bathrooms feature a bath and a separate shower. This layout works very well for families or groups seeking luxury and large accommodation, giving everyone room to get ready and unwind at their own pace.

From the entrance hallway, guests can access an enclosed gravel courtyard with stone walls and renovated farm buildings. A stone patio wraps around the house and two steps lead down to a walled terrace in front of the kitchen with outdoor seating, charcoal BBQ, and a jacuzzi-style hot tub. Relax in the bubbling hot tub and take in the local views of the rolling Coverdale hills, and the Yorkshire Dales beyond. A lawn in front of the house is private to Hollins Barn, though it is not enclosed.

This stunning rural location is the perfect chance to throw on some walking boots and explore the wonderful walks from the steps of Hollins Barn. The 2-mile walk to Middleham village takes you along the river. This quintessential large village is renowned for racehorse training and has four great local pubs and small independent shops. For a quick drink, we recommend the Cover Bridge about 10 minutes walk or a few minutes' drive away, and a popular choice with locals.

The Saddle Room and The Wensleydale Heifer are about 15 minutes' drive and hugely popular. For something a bit special, we recommend Hansom in Bedale or Swinton Park in Masham. For families, a trip to Brymor Ice Cream Parlour or the White Goose Pizza Co is not to be missed!

The driveway offers comfortable parking for up to four cars. Entry to the property is via the kitchen.

The patio can be accessed either through the gate from the driveway or via doors from the hallway, leading to a large paved area. Outside, you’ll find a hot tub and BBQ set on the flagstone patio.

The ground floor is all on one level and easily accessible. It features a spacious kitchen and dining area with seating for all 12 guests, along with a sitting room that also provides ample seating for everyone.

Access to the bedrooms is via the central staircase. All six bedrooms are equipped with super king zip-and-link beds, which can be configured as twin beds upon request. Bedrooms 1 and 6 both have en-suite bathrooms, while the remaining four bedrooms share two additional house bathrooms.

Walks begin straight from the door. Gentle routes follow the River Cover, while more adventurous paths lead higher into the Yorkshire Dales, rewarding you with far-reaching views across the valley. The views from the top of Witton Fell and Penn Hill on a clear day are hard to beat, one and three miles away. Aysgarth Falls, Malham Cove, and Bolton Castle are just a few of the many interesting and impressive sites in the immediate Yorkshire Dales locality. It’s the kind of setting that encourages slower mornings and unplanned afternoons, where time is shaped by the light and the weather rather than the clock.

Just a short drive away, or a 2-mile walk along the river, Middleham village offers a glimpse into the area’s rich heritage. Its historic castle and long connection to horse racing give it a distinct character, while a handful of independent cafés and traditional pubs make it an easy place to spend an hour or two. Close by, Leyburn brings a little more energy, with its market square, local shops and regular markets.

Food is a big part of staying here. The surrounding villages are home to a collection of well-regarded pubs and restaurants, where seasonal menus and local produce take centre stage.
