Kingfisher is our new heavenly hideaway. Tucked away in the quiet Yorkshire countryside it promises guests a unique opportunity to recharge their batteries! This idyllic holiday home with a hot tub and a games room, blends contemporary interiors with the charm of an old barn to bring you the perfect spot for a stylish staycation in the form of a luxury holiday cottage.

On arrival, you are welcomed into a bright and stylish open plan barn, with large windows, vaulted ceilings, and exposed beams creating an impressive sense of space. The interiors feature soft Farrow and Ball tones, carefully chosen furniture, and striking artwork throughout.

To the right of the entrance hall is a spacious sitting room with a log burning stove, perfect for cosy evenings relaxing on the sofa with a film or a good book.

To the left, the open plan kitchen and dining area is ideal for entertaining, with granite worktops, a Rangemaster, and a central island with bar seating. A large dining table seats eight guests, while a cosy seating area at the end of the room offers the perfect place to unwind and enjoy the views. Underfloor heating runs throughout, keeping the space warm all year round.

This single-storey property features four bedrooms, sleeping up to eight guests.

Bedroom one has a navy feature wall and a fixed king-size bed. It also features an en-suite bathroom.

Bedroom three has a light green feature wall and pink cushions with a king-size bed that can be split into twins upon request.

The bathroom has a separate shower and bath, for a relaxing soak in the bubbles after a busy day exploring. The fourth bathroom is an accessible wet room with a shower and a cloakroom.

Step out into a fabulous enclosed courtyard with views over the surrounding fields. With the spring babbling in the background, fire up the Charcoal BBQ as there's plenty of space for al fresco dining. Described by the owners as 'a real sun-trap', this south-facing courtyard is the perfect spot.

Beyond the jacuzzi hot tub, through bi-fold doors, you’ll find a fantastic bar and games room. The stream runs right under the bar! Look down through reinforced glass floor panels, which makes an elegant addition to this fun entertaining space. From a large American fridge, take a cold drink and meander to and from the hot tub just a few steps away.

Kingfisher is set back off a quiet countryside lane. Except for a neighbouring farmhouse, it's a private haven surrounded only by green fields and inquisitive cows! Adults can relax, as children and dogs have the freedom to run around and spot the crayfish in the spring.

This characterful barn conversion is a single-storey, meaning ground-floor holiday accommodation. Two steps lead inside, and a ramp is available on request. The kitchen and dining area are open plan with flagstoned floors. A separate utility room sits in the entrance hall, as does an accessible wetroom with a shower and toilet.

Four bedrooms lead off the carpeted corridor, wrapping around the courtyard beyond the kitchen. The two ensuite bedrooms are spacious and have fixed king-size beds. These ensuites are both shower rooms, with a small step into the shower.
Bedrooms 3 and 4 both have zip-and-link beds that can be set as a super-king or twin bed. They share the house bathroom, which has a free-standing bath and a separate shower.

Arrive at Kingfisher, located a few minutes drive from the A66. There is dedicated parking for four cars to the side of the house, on hard standing with a gravel overlay. The flagstoned courtyard sits in front of the house and is gated. Two steps lead up to the hot tub and the games room, whilst two steps lead up into the house. There is a ramp available into the house, but not to the hot tub due to the gradient. One cot and one highchair are available free of charge for families. Kingfisher is also a luxury dog-friendly holiday home for two dogs, with an enclosed patio and the surrounding fields and public footpaths.


Planning a getaway for a group of 8 or more? Take a look at Dragonfly, located just across from Kingfisher and connected via a wooden gate. Together, they sleep up to 16 guests and are ideal for group gatherings or special celebrations.

Kingfisher is a peaceful location, tucked between the villages of East Layton and West Layton. Just down the road, you’ll find Mainsgill Farmshop, a popular family-run farm shop with an award-winning butchery counter, delicatessen, bakery, and all-day cafe. Further afield we recommend visiting Richmond and Barnard Castle, two charming Yorkshire market towns, and both within a 20-minute drive.

There are plenty of great pubs in the local area to enjoy, with the closest just two miles away. For those who want to be pampered, The Garage Spa is just a few miles west. Or perhaps treat yourselves to a private dining experience by one of our amazing partner local chefs! The Yorkshire Dales are a short drive away, and nearby Stang Forest is a good walking spot and great for family picnics. It’s also an easy drive to the North York Moors, or a wonderful day on the Yorkshire Coast.
